			<content:encoded><![CDATA[<p>Based on the sales for 2011, inventory levels and activity level, our 2012 year for real estate sales should be smoother and we may even see prices start to increase in some areas.  Attractive interest rates are helping both buyers of homes, villas and second home markets purchase properties that a few years ago were out of their reach.  First time home buyers are also taking advantage of the lower prices and interest rates.</p>
<p>Hilton Head &#8212; Bluffton and Sun City remain attractive to buyers from all parts of the US and Canada.  Our sub-tropical climate, planned communities and waterways are unique.</p>

			<content:encoded><![CDATA[<p>As a normal part of my day as a Realtor, I pull up the hot sheet and check inventory in various areas.  WOW&#8211;Hilton Head Plantation (one of our gated communities) has less than 180 days of inventory.  The HHP community is the second largest on the Island with approximately 4000 homesites.  Currently levels are way down from the last 3 years.  AMAZING</p>
<p>So then I took a look at the gated communities on Hilton Head Island&#8211;we have less than 390 days of inventory.</p>
<p><strong>Latest figures on homes and villas:</strong><br />
<strong> HHI total homes on the market 698    15 Foreclosures    77 Short Sales</strong><br />
<strong> HHI total villas on the market    710      8 Foreclosures    38 Short Sales</strong></p>
<p>I have been telling my clients now is the best time to buy due to low interest rates and good supply of inventory but I think one really needs to consider the various price points and areas to see that we are really in a &#8220;tidal&#8221; change here.</p>

			<content:encoded><![CDATA[<p><img class="alignleft size-medium wp-image-115" title="Hilton Head Island Happy New Year" src="http://hhihome.com/blog/wp-content/uploads/2010/12/dsc021951-300x257.jpg" alt="Hilton Head Island Happy New Year" width="300" height="257" />Peace, quiet and also the chill of the winter breeze surrounds this famous island called Hilton Head.  After living here for over two decades, this has been the coldest December I can remember.  All the flowers that usually make it through our winter have somehow drooped and lost color.  Birds are searching for fish along the lagoon edges.  Beach walkers have been at a minimum.  However, unlike the snowy North, we will soon have a break in the weather.</p>
<p>This photos was taken just before Christmas off our Atlantic Coast.  It reminds me of the tranquil feel this Island brings to so many.  Enjoy the New Year!!!!</p>

<div class="mceTemp">Just the Best for vacation, golf, tennis, boating and RELAXING.  Dreams do happen and thinking positive about what one wants helps attract that dream.  I can remember growing up on an lake in NY never knowing what an ocean looked like (except in books).  When old enough to take a family vacation of my own, we headed to Florida to my Uncle&#8217;s home in Clearwater.  WoW&#8230;.what fun we had building castles, flying kites and running in and out of the waves.  Here I am living the life I dreamed&#8230;.a short 6-8 minute drive to the Atlantic Ocean, clean atmosphere, friendly people and sunny days (at least most of the time).  Now I sell &#8220;dreams&#8221; to people from all over the US and foreign countries.  Yes, fortunate, happy and doing what I love&#8230;making dreams come true.</div>

Coligny Plaza and The David M. Carmines Memorial Foundation announced that they will sponsor the third annual Hilton Head Island Seafood and Arts Festival, April 24. The event serves as the David M. Carmines Foundation’s annual fundraiser, and will take place from 11 a.m. to 5 p.m. at Shelter Cover Community Park. Admission is $5 for adults. Kids under 12 are FREE. Proceeds will benefit the American Cancer Society, the M. D. Anderson Cancer Research Center, and the Island Recreation Scholarship Fund.</p>
<p>At this year’s Seafood Festival over a dozen island restaurants will dish up their local and regional seafood specialties. There will also be an “Iron Chef” competition, local artists showcasing their talents, live entertainment, and a silent auction.</p>
<p>Food and more food …</p>
<p>Participating restaurants include, Black Marlin Bayside Grill, Bluffton Oyster Company, Kenny B’s French Quarter Bistro, Hudson’s, Le Bistro, Street Meet, Lwoods, among others.</p>
<p>Up to six local chefs will compete in the “Iron Chef” event, modeled after the TV show of the same name. Competing chefs will be presented with identical “mystery baskets” containing various ingredients including two local seafood ingredients. Each will be allotted one hour to create an appetizer and an entrée. Finished plates will be judged on creativity, composition, taste, and presentation. Prizes and trophies will be awarded.</p>
<p>Ron Andrews, President of the Low Country Chapter of the American Culinary Federation is assisting with competition logistics and organization. Ron has competed in numerous Iron Chef Competitions, and will serve as one of the event judges.</p>
<p>And fun…</p>
<p>Custom Audio Video is sponsoring this year’s performances, with Trillium kicking off the day before the featured band, The Headliners, take the stage.</p>
<p>There will also be a large “Kids Zone” with inflatable bounce houses and games for the kids. The Famous Crab Races will return this year, which is always fun and exciting to watch.</p>
<p>And fundraising.</p>
<p>Sponsors say the Silent Auction, which has become one of the foundation’s most popular events, will be “even bigger and better” this year. Last year, winning bidders had a chef prepare a four-course meal for their friends, took a wine tour in Sonoma County, experienced a guided turkey hunt on one of the regions premier private hunting properties, and went on a deep sea fishing expedition – to name just a few of the many prizes.</p>
<p>All beverage sales, restaurant purveyor fees, artists’ fees and auction funds will benefit the M. D. Anderson Cancer Research Center, the American Cancer Society, and the Island Recreation Scholarship Fund.</p>
